Newsletter Issue 10 - November 2013


Welcome to the November newsletter - the housing market in 2013 in the North West is on the road to recovery. Whilst prices are pretty stable demand is very clearly up with people beginning to feel confident about the housing market again. This positive feeling is fuelled by a combination of positive media mentions on a daily basis and banks actively advertising mortgages such as the Nat West’s Nat Yes campaign.

The number of mortgage approvals for the year is up by 30%, it’s still well over a third below the peak of 2007 but improving month on month. 67,000 mortgages were approved overall in Britain in September - the highest since 2008.

Interest is strong in both homeowners and buy to let properties with many buy to let investors coming into the area attracted by the yield available on Merseyside.

The Government Help to Buy is a real positive factor – see our article on the scheme for further information.

The improvement in the market is also measured in the outstanding performance of Auctions in the North West. Our Auctions this year have achieved sales of over 90% of lots offered, back in the recession days we struggled to sell 30%. Our performance is the best in the UK.

All in all the green shoots of recovery spoken about by politicians a long time ago are sprouting on Merseyside!

Help to Buy Schemes

The papers, TV, Internet and Radio have been full of good news about the Help to Buy scheme with even the Prime Minister taking advantage of it as a photo opportunity. Contrary to popular belief the schemes are available not only to first time buyers and are available on properties up to a value of &600,000.

Help to Buy is a series of Government schemes aimed at helping homebuyers without a large deposit to get a mortgage. 
Assistance is provided through either an equity loan or a mortgage guarantee.

Equity Loan

This scheme is aimed at helping first time buyers and homemovers with a deposit as small as 5 per cent to buy a new build property in England.  The Government will provide borrowers with a loan for 20 per cent of the property, meaning only a 75 per cent mortgage is required from a lender.

This scheme is available in England now until March 2016.

Help to Buy - Mortgage Guarantee

This scheme is designed to help homeowners as well as first time buyers to purchase either a new build or an existing property in the UK with as little as 5 per cent deposit.

A mortgage of up to 95 per cent is required from a lender, of which the Government will guarantee the lender up to 15 per cent of the property’s value.

The Government guarantees officially apply from January 2014, but borrowers can already begin applying for and receiving the loans today.

There are new lenders entering the market each day and obtaining whole of the market advice is essential. The Negotiator Awards

Venmore Auctions went up against some of the top auction houses in the UK for The Residential Auction House of the year 2013 at the annual Negotiatior Awards held in London.

Of the hundreds of auction houses in the UK Venmores were shortlisted due to their outstanding results in 2013, eventually walking away with the Bronze prize.  Venmores are the longest running auction house in Merseyside selling properties under the hammer for over a hundred years, even in the downturn of the Merseyside property market they have still managed to present impressive sales, achieving a sales rate of 96% in their September auction, and maintaining an average sales rate of over 90% in 2013 which is the best in North West and one of the best in the country.

 

Venmores attended the event held at the London Hilton on Park Lane on Tuesday the 5th November. Rob Farnham Chief Executive for the Venmore Group said of the evening “It was an amazing night held in one of the best hotels in London. We were treated like Royalty, with great entertainment and the food was amazing! Celebrating with the auction team was a great way to show our gratitude at the fantastic job they have done over the last few years, especially in this extremely difficult market!” Of the award Rob continued “Whilst Bronze is not our ultimate goal, when you look at the competition in our category and the size of the eventual winners, we have done extremely well to finish third, the only North West based company to make the podium! All we can do is keep on pushing and next year we will walk away with the gold.”

Charity Update

Kind donations from our members of staff, clients and associates enabled us to raise &1,000 for Zoe’s Place – this was to assist them in their CuddleCot appeal. These are essential pieces of equipment that the hospice require.  Maria Barrigan our Business Development Director was behind organising the fund raising and the target of &1,000 towards one CuddleCot was reached on Thursday 10 October! Our new challenge taking us up to Christmas is working together with the Montse Benitez Foundation in supporting the clothing appeal for The Charles Thompson Mission in Birkenhead.  In addition to our members of staff, we’re asking all our vendors / purchasers to get involved and when they’re preparing for they’re big move to donate any unwanted items of clothing or shoes that they feel may be suitable. These will be collected at all the BFL branches through the Wirral and then delivered to The Mission.

We’re already looking at how we’re going to go bigger and better in 2014 and we’re looking forward to it!
